We are confident that our specification for this property will impress. The products and materials incorporated within this house are of a standard seldom seen on today’s market. From natural sandstone & Scottish slate roofs externally to designer kitchens and bathrooms internally, we use only carefully selected, high quality materials and where possible we specify local products and use local tradesmen.

External Building Finishes
Although these buildings will be constructed with an airtight, highly insulated timber frame structure crafted to the highest standard, externally our properties will utilise the best natural materials Scotland has to offer.

Sandstone, slate and rendered finish all give the house the look and air of a traditionally constructed Grade B Listed building and indeed much of the sandstone and slate has been reclaimed and reused from the original Lethame buildings with the shortfall being sourced locally. The Drystane dykes are crafted using traditional methods by local masons completing the traditional/contemporary look.

Internal
Internally this home has been designed with modern open plan living in mind. The kitchen/family living and glazed garden room all flow seamlessly creating an exceptional family living space. All bedrooms have their own en-suite with the master bedroom & en-suite occupying an entire upper level.

Bathrooms & En-Suites
High specification in sanitaryware, taps and fittings complemented by quality fitted bathroom furniture. Shower enclosures and shower trays will be Matki, and Grohe showers will be fitted. Wall and floor tiling from Gemini, fitted to dado height in bathrooms and shower rooms and to full height in shower enclosures. Every bathroom will have a feature towel rail fitted.

For your kitchen we have chosen one of Scotland’s leading kitchen makers, David L Douglas, manufacturers of handcrafted bespoke fitted kitchens. You will have the opportunity to visit the showroom, meet with one of the designers who will assist with the design and specification of your kitchen. You will have the opportunity to choose:-

  • Granite surface
  • Choice of taps
  • Choice of handles

In keeping with a kitchen of this quality we have specified Meile appliances.

 

Decoration & Finishes
Walls will be finished in neutral coloured emulsion. Coving will be provided to all the ground floor rooms. There will be a choice of finish for skirting's & facings with either gloss finish or timber. A full selection is on display within the showroom. Choice of hardwood doors and Ironmongery from our showroom. A full choice of Karndean flooring or hardwood will be offered. A choice of either of these floorings will be offered as standard to the hallways and main living areas.

Electrical
High quality fixtures and fittings have been specified throughout the house with a selection of down lights, wall lights and feature lights being used. The property will have a full ground floor security alarm with all smoke detectors being incorporated. TV provision (Terrestrial & Satellite) to all rooms.

Plumbing & Heating
Complementing the Ground Source Heat Pump will be the under floor heating system. This is fitted throughout the ground floor giving consistent heat throughout the property. The 1st floor bedrooms will have radiators.

Central Extraction Ventilation System

Features
Locally manufactured bespoke oak staircase with glass balustrading secured and landing with further guardrail to the upper level. Glass panels to the staircase will be templated on site and a slotted oak handrail added to complete the stunning look.

External Landscaping
We like to ensure that it’s not just the house that is in walk in condition on the day you move. As standard, we will block pave from the entrance to the front of the garage. There will be a slabbed path leading to the property which also has a hard landscaped perimeter. The remainder of the garden will be levelled and top soiled.

If requested we can offer you the services of our landscape architect who would help you design the remainder of the garden. The surrounding grounds and courtyard at Lethame have been designed by a local landscape architect. At completion of the development, the maintenance of these areas will be factored to a qualified landscaper.
